Office occupancy grows 25% in Porto

In comparison with the same period of the previous year, the Greater Porto office market, with a growth of 98% in the volume of space placed, registered an increase of 25% in the total number of operations registered.

According to Predibisa's OnOffice report, the office market in Porto and Greater Porto registered a total of 5,818 m² contracted, totaling 12 operations registered in the first quarter. In comparison with the same period of the previous year, there was a 98% growth in the volume of space placed, which represents an additional 2,878 m² and a 25% increase in the total number of operations registered.

Simultaneously, there is also an increase in the value of the average contracted area per transaction, from 368 m² to 485 m². According to the consultancy, seven transactions comprise areas between 200 m² and 500 m², about 41% of the area absorbed, and only two with areas under 200 m², corresponding to 4% of the total.

In the first quarter, seven of the twelve transactions were mediated by Predibisa, equivalent to 58% of the total operations verified. The city of Porto maintains the high demand trend for office space that has been seen in recent years, absorbing about 2/3 of the total area placed in the quarter, totaling 3,883 m².

Boavista's Central Business District continues to be the most dynamic area in the region, being responsible for the highest absorption, with more than 54% of the total area placed in the city (2,107 m²) and for half of the operations registered (five in nine).

Companies from the TMT's & Utilities sector, were responsible for the highest occupancy rate (61%), followed by Business Services with 24%.
